Buying and Selling Land

A powerful way to build and expand your Colony is by buying and selling land.  You can buy land that produces resources you need, or which is in a strategic location or which may be difficult to acquire by other means.  By selling land, you can produce a large stream of income for your Colony.

HOW TO PUT YOUR LAND UP FOR SALE:
You can place one or more parcels of land that you own up for sale by right-clicking on it and choosing PLACE FOR SALE.

If you want to sell a single parcel, then simply click on THIS PARCEL ONLY and enter a price for the parcel when asked.  If you want to sell multiple parcels at the same time, click on SELECT A REGION and then move your expedition around to highlight the region you wish to sell.  The region MUST be a rectangular region that includes ONLY LAND THAT YOU OWN.  You cannot highlight land that you do not own, although you can temporarily move across parcels you do not own to get to one you do own.  When selecting a region to sell, you should initially click on any CORNER of the region to sell and then move your expedition to the opposite corner ("kitty-corner").  When you have properly highlighted the region you wish to sell, right click a second time on any parcel and choose FINISH PLACING FOR SALE, then enter a price when asked.

LISTING YOUR PROPERTY WITH A REAL ESTATE BROKER:
Immediately after putting your land up for sale, you will usually receive an offer to list your property with a real estate broker.  The real estate broker will list your property so potential buyers can find out about your property and buy it simply by visiting any real estate office in the same territory.  The broker will ask you to provide a short description of your property to help promote it, and will charge a small commission if he/she sells it for you.  Although you are not required to list your property with a broker, you will typically receive alot more interest in the property which may lead to a higher sales price.

HOW TO BUY LAND:
You may buy any land that has been placed for sale by walking directly up to the land and right-clicking on it.  It will tell you how many parcels are included in the sale and the price.  It will also highlight all the included parcels in blue so you can see them.  If you want to examine each parcel more closely, click on the VIEW button next to the sale information and the popup window will close but the parcels being sold will remain highlighted.  You can right click on any highlighted parcel and get details on it including confidential information such as the number of settlers and resources produced.  When you are ready to complete the sale, right click on any parcel included in the sale and click on the BUY button.

You can also buy land by visiting a real estate office which is typically found in towns and along major roads.  The broker will provide various information about land for sale although you will probably want to travel out to the land to inspect it before completing the purchase.  When you buy land, all buildings and all settlers on the land are included in the sale!  After making a purchase, you should take time to properly reinforce and defend your newly acquired land.  Each real estate broker serves ONLY the territory they are located in.

PROTECTION GIVEN TO BUYER:
When you buy land, you are permanently protected from having the Seller attack your land to take it back!  Even the seller's allies may not attack your newly acquired land.  This important safeguard helps protect buyers who have made a valuable investment.  However, other colonies that are not related to the seller may still invade your newly acquired land so it is still important to properly defend it.
